Three years after a single-story retail building at 6569 Van Nuys Boulevard bit the dust, a mixed-use development with housing and commercial space is beginning to rise in its place.

Building permits were issued earlier this year for the site at the southwest corner of Van Nuys Boulevard and Kittridge Street, which was approved in 2018 by Los Angeles city officials for the construction of a new six-story building containing 174 apartments above 18,400 square feet of ground-floor retail space and underground parking for 400 vehicles. 

Project entitlements include density bonus incentives, requiring that 10 of the new studio, one-, and two-bedroom apartments be set aside for very low-income households in exchange for permitting a larger building than allowed by zoning rules.

Ketter Construction is designing the podium-type building, which is shown in plans with a contemporary look and amenities such as a swimming pool, a fitness center, and multiple outdoor decks.

City records list the owner of the site at 6569 Van Nuys Boulevard, LLC, an entity affiliated with Braum Construction & Management of Van Nuys.

An environmental study previously estimated that construction of the apartment complex will occur over an approximately 15-month period.

Work at 6569 Van Nuys comes just one year after the completion of a smaller apartment complex with ground-floor retail across the intersection of Van Nuys and Kittridge.
