A project website offers a look at a new proposal for a mixed-use apartment complex just north of Santa Monica Airport.
The project from Trammell Crow Company, slated to replace an office complex owned by the Watt Companies at 2716 Ocean Park Boulevard, calls for the construction of a new eight-story apartment complex featuring 456 studio, one-, two-, and three-bedroom homes above 6,200 square feet of commercial space and parking for 668 vehicles.
Requested entitlements include density bonus incentives to permit a larger development than otherwise allowed by zoning rules. In exchange, 46 of the new apartments would be set aside for rent at below market rates.
AC Martin is designing 2716 Ocean Park, which would include internal courtyards and amenities such as a fitness center and roof decks.
The project is the latest in a recent series of developments to emerge in the area to the north of Santa Monica Airport, where city officials are considering multiple alternatives for fulfilling a long-running effort to convert the property into park space. The property sits adjacent to a site at 2800 28th Street, where BXP has plans for a similar mixed-use complex.
