After nearly one year of construction, wood framing has reached its peak at the site of local developer Helio's latest mixed-use apartment complex in Palms.

Dubbed Arya, the project spans a site from 3565-3585 S. Overland Avenue, bounded by Charnock Road to the south and Tabor Street to the north. The new seven-story building, at completion, will feature 119 apartments atop 2,000 square feet of ground-floor retail space. Plans also call for 126 parking stalls located at-grade and in one basement level.

Helio entitled the site for development using Transit Oriented Communities incentives to permit a larger structure than allowed by the property's base zoning. In exchange, Helio will be required to set aside 11 of new studio, one-, and two-bedroom dwellings as affordable housing.

Reed Architectural Group is designing Arya, which is depicted in a rendering as a contemporary low-rise structure clad in metal and stucco.

Helio, formerly known as Oakmont Capital, is developing mixed-use projects at multiple sites along Overland Avenue in Palms.

A similar project called The Jagger is now under construction directly across Overland, and another called The Roy was completed on an adjacent site in 2018.
