A surface parking lot in Downtown Glendale is set to give way to a mixed-use apartment building, according to an item presented to the Glendale Design Review Board. 

The proposed project, slated for a narrow site at 340 N. Central Avenue, calls for razing the existing asphalt parking lot to clear the way for the construction of a new six-story building featuring 20 residential units on its upper floors, 960 square feet of ground-level commercial space, and subterranean parking for 21 vehicles. Plans call for ra mix of one-, two-, and three-bedroom dwellings.

Domus Design is designing the contemporary podium-type building, which is shown in plans with a pair of rooftop amenity decks.

"The street-level façade is incorporated into the building design while also addressing the public sidewalk through the use of high-quality materials as well as providing material and color differentiation in the base of the building," reads a staff report. 
To improve the pedestrian environment, the project proposes a commercial entry...at the ground level, along Central Avenue. The large glass expanses are divided into smaller units and the glazing at the base of the building is differentiated from the top; and the ground floor is visually separated from the floors above through the use of canopies and the application of a different material."

Plans list the owner of the site as a La Canada-Flintridge-based entity called 340 Central Properties, LLC, which is managed by Arutyun Saryan.

The proposed development is relatively modest in scale when compared to recent ground-up developments in Downtown Glendale. One such project current in the works would rise one block south at the former site of a Sears department store, where Trammell Crow Residential has plans for a 682-unit mixed-use apartment complex.
