In Westlake, a pair of small commercial buildings have made way for a new mixed-use apartment complex.
The project, now rising from a roughly 13,000-square-foot site located at 1525-1537 W. 8th Street, is approved for the construction of a six-story edifice featuring 43 apartments above ground-floor retail space and a basement garage.
While the development is being built as a by-right project, without requiring an entitlement filing with the Planning Department, the building is nonetheless designed to the standards of the Transit Oriented Communities guidelines, permitting a larger structure than allowed by zoning regulations in exchange for the provision of on-site affordable housing.
Construction permits link the project to GA Engineering, a Valley-based firm which designs many multifamily and mixed-use projects in the City of Los Angeles.
Los Angeles County Assessor's data lists the owner of the site as the entity 1535 8th, LLC.
The project site sits a short distance west of the intersection 8th Street and Valencia Avenue, where a similar mixed-use project is now under construction. Next door at 1517-1523 W. 8th Street, yet another residential-retail complex is planned.
