One year since we last stopped by in West Adams, the wrapping is off for the neighborhood's latest mixed-use project from CIM Group.

Located on the former home of West Angeles Church at 3017-3045 Crenshaw Boulevard, the new development consists of a six-story building that will feature 168 studio, one-, and two-bedroom apartments above approximately 40,000 square feet of ground-floor commercial space. Plans also call for parking for 253 vehicles in a podium garage.

Project entitlements include Transit Oriented Communities guidelines to allow for the construction of a larger building than allowed by zoning rules.  In exchange, 17 of the new studio, one-, and two-bedroom apartments are to be set aside for rent as deed-restricted affordable housing at the extremely low-income level.

AC Martin is designing the contemporary podium-type building. Planned amenities include a central courtyard, a swimming pool, a fitness center, and two rooftop decks.

The project is among the largest in a string of new developments from CIM in West Adams, including more than a dozen and commercial buildings along Adams Boulevard. The company has also developed two office buildings at the intersection of 30th Street and Crenshaw Boulevard, a short distance northeast of 3045 Crenshaw.
