Next door to the former home of Dinah's Family Restaurant in Westchester, construction has gone vertical for a mixed-use apartment complex from Fairfield Residential.

Located on a site at 6501 S. Sepulveda Boulevard that was previously developed with surface parking and small commercial buildings, the project calls for the construction of an eight-story building featuring 362 studio, one-, and two-bedroom apartments above approximately 3,700 square feet of ground-floor retail space and a 520-car garage.

Fairfield's entitlements for the site include density bonus incentives permitting a larger building than typically allowed by zoning rules. In exchange, 41 units of the proposed apartments will be set aside for rent as very low-income affordable housing.

Carrier Johnson + Culture is designing the contemporary podium-type building, which features different architectural styles on its northern, eastern, and western exteriors. The complex will also include amenities such as a gym, a fitness center, a central courtyard with a pool, and a rooftop deck.

The former Dinah's building, a roughly 7,000-square-foot space, is intended to be retained and restored to original appearance, removing prior modifications. The building's longtime occupant remains in operation, but at a new site at 4130 Sepulveda Boulevard in Culver City.

The project is the latest in a string of large multifamily residential developments built in and around the former Howard Hughes Center - recently rebranded as the Playa District.

Prior Fairfield Residential projects include the Arts District's Aliso complex and similar apartment buildings in Glassell Park and Warner Center.
