The project, named for its location on an approximately 3.7-acre property at 6109 N. De Soto Avenue, consists of a seven-story building that will feature 376 studio, one-, two-, and three-bedroom apartments above approximately 24,000 square feet of offices and retail space at completion. Plans also call for parking for roughly 600 vehicles in three subterranean levels below the building.
Newman Garrison + Partners is designing the Q De Soto, which portrayed in a rendering as a contemporary podium-type building with multiple amenity decks. According to a landing page on the Newman Garrison website, the complex will consist of live/work rentals, ranging from 609 to 1,506 square feet in size. Other elements of the project include a 12,400-square-foot club room, a sky deck, pool courtyards, a fitness center, a spa, and a screening room.
Construction of the Q De Soto, which began in 2022, is expected to be completed over a roughly three-year period concluding in 2025.
The project is latest in the "Q" branded apartment communities from Balaciano Group, formerly California Home Builders, following the Q Variel and the Q Topanga. The developers also slated to build the Q Erwin, a similar mixed-use project at the southeast corner of Variel and Erwin Street, as well as a combination of apartments and high-rise offices at 21300 Califa Street.
