Mid-Wilshire-based real estate investment firm CIM Group is putting the finishing touches on its latest mixed-use complex in Sawtelle.

The new project, which replaced a shuttered car dealership on the south side of Santa Monica Boulevard between Granville and Stoner Avenues, consists of a five-story building featuring 154 studio, one-, two-, and three-bedroom apartments - including 16 reserved for very low-income households - above 16,600 square feet of ground-floor retail and basement parking for more than 300 vehicles.

The LOHA-designed building is composed of four levels of wood-frame construction above a concrete base, wrapped in a series of grey metal panels.  A V-shaped setback above the building's podium level is used for an outdoor pool deck, adding to other common amenities a gym, co-working space, and a resident lounge.

The project is the fifth and final building in a collection of new housing developments from CIM Group called "The Boulevard," which comprise a combined total of 338 apartments and 60,000 square feet of ground-floor retail - portions of which are leased by Target, Health Spot pet store, and AKT Fitness.

The five properties, which include another mixed-use building on the opposite side of Granville Avenue, are being purchased by the University of California.  According to a representative of the school, the currently vacant apartments will be used to house UCLA students.

The Boulevard campus is surrounded by a slew of similar mixed-use and multifamily residential projects in various stages of development, including new apartments buildings slated to rise at Santa Monica Boulevard's intersections with Federal, Barry, and Barrington Avenues.
