An auto body repair on shop on Venice Boulevard may not be long for this world, as its owner ponders replacing it with a mixed-use development.

The subject property, located at 10412 W. Venice Boulevard in the Palms community, is slated for the construction of a 62,640-square-foot building that would contain 79 residential units and 1,145 square feet of ground-floor restaurant space.  The proposed development was filed with the Planning Department last week through the Transit Oriented Communities program, which means that the project would create affordable housing on-site or at a nearby location off-site.  The property is located in a Tier 3 zone.

Though most development in Palms has stayed north of Venice Boulevard, a handful of mid-rise apartment buildings have recently sprouted to its south.

Two blocks west, a five-story, 34-unit development is now wrapping up construction.

Closer to Culver City limits, a developer has cooked up plans for a 19-story, 17-unit apartment tower near the intersection of Venice and Dunn Drive.

A short distance south at Motor's intersection with Washington Boulevards, another auto body repair shop is set to give way to a similar mixed-use development.
