Rumors of another residential tower in the Westlake neighborhood have become reality.

Last year, an approximately one-acre site at 1247 W. 7th Street sold for $19 million to an American subsidiary of the Lifan Group, a major Chinese manufacturer of automobiles and motorcycles.  Earlier today, the company filed plans to construct a mixed-use development on the property, consisting of 304 residential units above 5,700 square feet of ground-floor retail space and a parking garage.

The applicant has requested a density bonus in exchange for setting aside 34 units as affordable housing.

A rendering of the project, which surfaced in February 2016, portray and approximately 28-story glass-clad tower with rooftop and podium-level amenity decks featuring landscaping, swimming pools and outdoor seating.  The logo of American General Design (AGD), a Pasadena-based architecture firm, is displayed on the rendering.

One block east, AGD has designed a similar project at the corner of 7th Street and Lucas Avenue.

An additional tower from Orange County-based REALM Group is proposed at the corner of Bixel and Ingraham Streets.
