Plans for new housing are starting to pile up along the Pico corridor in Rancho Park.
An application filed with the Los Angeles Department of City Planning on February 19 by Ely Khakshouri of Avenue of the Stars Imports, LLC calls for razing an existing commercial building at 2435 Military Avenue to permit the construction of a mixed-use apartment complex. Plans call for the construction of an eight-story building featuring 154 studio and one-bedroom apartments, with a 1,578 commercial space on the ground floor. Parking for 49 vehicles would be provided in a semi-subterranean garage.
Requested entitlements include transit oriented incentive area development bonuses through the citywide housing incentives. In exchange, 17 of the new apartments would be set aside at below market rates.
Kevin Tsai Architecture is designing the contemporary podium-type building, according to plans included with the filing.
The project is the third in a recent series of developments planned near the intersection of Pico Boulevard and Military Avenue. Just days earlier, plans were filed to redevelop a shuttered fast food restaurant across Military with a similar mixed-use project, while a 207-unit mixed-income development is slated for a long-vacant parcel located across Pico.
