A pair of vacant single-family homes near Windward Circle in Venice could be redeveloped with multifamily housing and commercial space, according to an application recently submitted to the Los Angeles Department of City Planning.

The proposed project, slated for a nearly quarter-acre site at 1410-1422 S. Main Street, would sit mid-block between Market Street and Horizon Avenue.  Plans call for the construction of a new three-story edifice featuring nine residential units above approximately 1,600 square feet of ground-floor restaurant space.  Plans also call for 52 parking spaces in an automated structure on two basement levels, as well four stalls in a rear loading zone.

Venice-based m_Royce Architecture is designing the proposed development, which would include a mix of two- and three-bedroom dwellings.  Each of the residential units would stand two stories in height and have access to a private rooftop terrace.  A courtyard is also planned at the center of the building.

City records list the applicant and property owner as the Three on the Tree, LLC.  Filings with the California Secretary of State's office list the managers of the Malibu-based entity as local developer Jason Teague and Brittany DeBeikes.

The proposed development would rise less than a half-mile north of the Venice Canals, where a city-owned parking facility is slated for redeveloped with a mixed-use project featuring affordable housing and commercial space.
