After a year and a half of construction, the wood frame of a mixed-use development by CGI Strategies is largely complete in Koreatown.
The project, called the Mariposa, is located at the intersection of 3rd Street and Mariposa Avenue. It consists of a seven-story building, featuring 121 apartments and 4,600 square feet of ground-floor retail space. The mix of one- and two-bedroom apartments will include 17 affordable units, and be supplemented by amenities such as a rooftop pool deck, a theater room, and a fitness center.
Warren Techentin Architecture is designing the podium-type structure, which will be clad with brick and concrete.
Completion of the Mariposa was originally anticipated in Spring 2018, although the project has since fallen short of that deadline.
CGI purchased the development site in 2015 for $6.35 million, according to the developer's website.
Elsewhere in Koreatown, CGI completed a smaller apartment complex known as KODO earlier this year.
The developer is also seeking entitlements for a two-building, 173-unit development on Fedora Street and Mariposa between 8th and 9th Streets.
