Los Angeles-based developer Conroy Commercial, Inc. has started construction on a small mixed-use building at 1st Street and Fairfax Avenue, a short distance from the Grove.

The four-story building, located at the southwest corner of the intersection, will feature 45 residential units above 1,258 square feet of ground-floor restaurant space and a partially-subterranean parking structure.

Long Beach-based Ovalle Architects is designing the low-rise development, which will be clad primarily in stucco.

A similar apartment complex is also under construction north towards Melrose Avenue.
