Near the intersection of York Boulevard and Figueroa Street in Highland Park, the wrapping is off for the latest mixed-use residential development from Skya Ventures.

Located at 6320 E. Garvanza Avenue and 141 N. Avenue 64, the project consists of a three-story building that will feature 33 studio, four-, and five-bedroom apartments with 1,910 square feet of ground-floor commercial space. Plans call for 76 parking spaces in a two-level basement garage.

Skya entitled the site using Transit Oriented Communities incentives to permit a larger structure than allowed by zoning rules for the property. In exchange, three of the proposed apartments are to be reserved as deed-restricted affordable housing.

Green City Building Company is designing the building, which includes brick on its exterior to match the finishes of nearby historic structures. Plans show a U-shaped footprint above the ground level, wrapping a central courtyard. Other amenities would include a movie room, co-working space, and a lounge.

Skya Ventures, which is based out of the San Fernando Valley, also developed a 92-unit apartment complex near the intersection of Vermont and Fountain Avenues in East Hollywood, and briefly considered building a mixed-use development on an empty site along Crenshaw Boulevard in Koreatown.
