In Exposition Park, Mosaic Investment Partners has marked the completion of Tessera, a new mixed-use building located next to Expo/Vermont Station and down the street from the USC campus.
Built at 1069 W. Exposition Boulevard, the seven-story structure includes 53 furnished apartments with a mix of studio, one-, two- three-, and four-bedroom layouts and total capacity for 250 residents. Plans indicate the project also incorporates ground-floor commercial space and six units of extremely low-income affordable housing.
SVA Architects and Sorensen Architects comprised the design team for the contemporary podium-type building, which includes a rooftop amenity deck, a terrace deck on the second floor, and various interior gathering spaces.
Other members of the project team included Oakwood Development Group and Alpha Construction. Financing was arranged by JLL Capital Markets through HC2 Capital, with a senior construction loan provided by Calmwater Capital.
The project is latest in a string of infill housing developments built on sites located north of Expo/Vermont Station in recent years, including a smaller project recently completed next door.
