A small office building in Ocean Park is set to make way for a mixed-use residential development, according to plans filed earlier this year with the City of Santa Monica.
The property, located at 3205 Ocean Park Boulevard, is currently improved with a two-story structure which was completed in the early 1970s. The property owner - listed as Greg Bay on behalf of Ocean Park Boulevard LTD, LP - is seeking authorization to raze the existing building to clear the way for a new seven-story building featuring 102 studio, one-, and two-bedroom apartmetns above 4,251 square feet of ground-floor commercial space and a 122-car subterranean parking garage.
According to plans, 16 of the apartments would be set aside for rent by moderate-, low-, and very low-income households in exchange for density bonus incentives - including AB 1287's stackable density bonus.
JZA Architecture is designing 3205 Ocean Park, which is depicted in renderings as a contemporary podium-type building. Plans show that the building would include two courtyards and a rooftop deck, among other common spaces.
The proposed project would sit just north of Santa Monica Airport, where city officials are considering multiple alternatives for fulfilling a long-running effort to convert the property into park space after it ceases operations in 2025.
