Next week, the Los Angeles City Planning Commission will review real estate investment firm CGI's proposal to construct a 127,000-square-foot mixed-use development in Koreatown.

The project, slated for a property at 3rd Street and Mariposa Avenue, would replace a small postpartum facility.  Its replacement would consist of a seven-story building featuring 121 residential units above approximately 4,600 square feet of ground-floor commercial space.  Plans call for a mixture of live/work units and one-and-two-bedroom apartments, 17 of which would be set aside for very low income households.

Other features would include amenities such as a fitness center, a community room, a roof deck and semi-subterranean parking for 154 vehicles and 149 bicycles.

Renderings of the proposed development, which is being designed by Warren Techentin Architecture, portray a contemporary building with a color palette of black and white with red flourishes.  Its facade employs brick veneer, and is punctuated by a large opening along Mariposa Avenue.

A budget and timeline for the project have not been revealed.

Staff have recommended that the Planning Commission approve the development.
