A large development site in Pico-Robertson that sold last year for $24 million is set for the construction of a mixed-use apartment complex, per a new application to the Los Angeles Department of City Planning.

The 1.73-acre property, located at 9700 W. Pico Boulevard, occupies a site at the southwest corner of Pico and Beverwil Drive. Project applicant BWB Pico, LLC - an entity affiliated with BW Brody - is seeking approvals to raze existing parking areas and commercial buildings to clear the way for the new construction of a two-building complex featuring 242 one-, two-, and three-bedroom apartments above 4,150 square feet of ground-floor commercial space and subterranean parking for 397 vehicles. 

Requested entitlements include density bonus incentives to permit greater floor area and height than would otherwise be allowed at this location. In exchange, 11 apartments are to be set aside as very low-income affordable housing.

Reed Architectural Group is designing 9700 W. Pico Boulevard, which is depicted in a rendering as a contemporary eight-story complex clad in stucco, concrete, and metal. Plans call for amenities including courtyards, a rooftop deck, and recreation rooms.

The proposed project occupies a prominent location just south of the City of Los Angles' border with Beverly Hills. Not far away at Olympic Boulevard, Beverly Hills has seen a flood of Builder's Remedy projects slated for properties near the street's intersection with Beverly Drive.

In addition to its new Pico-Robertson project, BW Brody is also attached to plans for a new housing complex on Central Avenue in Glendale.
