A Hollywood Hills site previously slated for a mixed-income apartment complex is now up for redevelopment with affordable housing through the Mayor's Executive Directive 1.

Sagar Kumar of 3077 Cahuenga Boulevard, LLC, now listed as the owner and applicant behind the project at 3065 Cahuenga Boulevard, is seeking approvals to raze and redevelop an auto body shop with a new six-story building featuring 127 studio, one-, and two-bedroom apartments above parking for 32 vehicles.

The project would require the approval of density bonus incentives to allow a larger structure than would otherwise be permitted by zoning rules. In exchange, all of the proposed apartments would be set aside for rent as low- and moderate-income housing.

JZA Architecture is designing the contemporary apartment complex, which would include street-fronting units on the first floor and an exterior of painted plaster.

The project would include more than three times the amount of housing as the 40-unit development approved for the same site in 2020.

Plans for the Cahuenga Boulevard site are the second large ED1 project planned for the Hollywood Hills in a matter of weeks. On the opposite side of the 101 Freeway, an 11-story building with 68 apartments is slated for a site near Universal Studios.
