A multifamily development is set to replace a low-rise commercial building on Valley Boulevard, according to a report recently adopted by the City of San Gabriel.
The project site, located at 1105 E. Valley Boulevard, is slated for the construction of a five-story building featuring 65 one-, two-, and three-bedroom homes above parking for 88 vehicles. Five live/work units would line the ground floor, potentially providing commercial activation for Valley Boulevard.
Applicant All Valley, LLC, managed by a Monterey Park-based real estate broker, would be required to provide six units of very low-income affordable housing in exchange for density bonus incentives permitting a larger structure than otherwise allowed by zoning rules.
Tag Design Works is designing the project, which is depicted in a rendering as a contemporary podium-type building. Plans show an amenity deck at the building's third floor.
According to a study conducted for the project, construction of 1105 E. Valley Boulevard is expected to occur over a period of 24 months, commencing in 2026 and concluding in 2028.
The project site, which is bordered by the Rubio Wash to the northeast, is one of two new developments in the works along the concrete-encased channel. San Gabriel officials have also considered plans for a mixed-use development with over 200 homes on a site where the Wash crosses below San Gabriel Boulevard.
