Just south of the intersection of Sunset Boulevard and Vine Street in Hollywood, a $450-million mixed-use complex from Kilroy Realty Corp. is nearing its halfway point.

The Academy on Vine - located on a full city block bounded Vine Street, De Longpre, Ivar, and Homewood Avenues - is highlighted by three buildings containing over 350,000 square feet of office space, the entirety of which was leased last year by Netflix.  Plans also call for a 20-story, 193-unit apartment tower at the northwest corner of the project site.

Shimoda Design Group designed the Academy, which features contemporary buildings bisected by a central paseo cutting east-to-west through the block-sized property.  The residential tower, at 243 feet in height, would rank among the tallest buildings in Hollywood.

Completion of the Academy is anticipated in mid-2020.

The project bears similarities to another Kilroy Realty development, Columbia Square, which opened a few blocks east on Sunset Boulevard in 2017.  That project, which surrounds a former CBS radio broadcast facility, also includes office space - leased in part by Viacom - and a residential tower.

The Academy is one of several Hollywood office buildings leased by Netflix, which is on pace to occupy more than 1.6 million square feet of space throughout the neighborhood.

Other projects now under construction adjacent to Kilroy's property include a 220-room Godfrey hotel and a $110-million apartment complex called "The Rise Hollywood."
