After nearly three years, construction is coming to a close at On Vine, Kilroy Realty Corporation's Netflix-anchored office and residential complex in Hollywood.

The project - which spans a full city block bounded by Vine Street, De Longpre, Ivar and Homewood Avenues - includes 350,000 square feet of office and production space, all of which has been leased by Netflix.  Completion of the two low-rise is expected before the end of 2020, with tenant improvements scheduled to be built out through mid-2021.

At the northwest corner of the property - adjacent to Ivar Avenue - construction is also coming to close at Jardine, the project's new residential tower.  The 20-story building - which features 200 residential units - is scheduled to begin leasing in early 2021.

Shimoda Design Group designed the mixed-use complex, which includes a new pedestrian paseo cutting east-to-west through the center of the building. 

Kilroy has also partnered with Los Angeles-based artist Maggie West, who worked with SparkleMasters to install a five-story mosaic near the center of the property composed of metal sequins.  The art installation, called Spectrum, is described as "an androgynous portrait of a young woman," in a news release.

Completion of the On Vine development comes four years after the opening of Columbia Square, a similar office and residential complex which was also developed by Kilroy Realty.  That project, which is built at the site of a former CBS radio broadcast facility, is partially leased to ViacomCBS.

Kilroy is also developing new offices near Bergamot Station in Santa Monica, and is considering an expansion of the Blackwelder campus in Culver City.

The On Vine development is the latest in a series of large Hollywood office complexes leased by Netflix - including the two 14-story towers of Hudson Pacific Properties' Sunset Bronson Studios campus.

The project site is located just east of the Rise Hollywood apartment complex and the new Godfrey hotel, and west across Vine Street from the site of a proposed 21-story apartment tower from Onni Group.
