Just south of the E Line's Palms Station, framing is complete for a new multifamily residential building from Geneva Street Partners.
Located 3521-3537 Hughes Avenue, the project consists of a six-story building which will feature 43 apartments above semi-subterranean parking for 49 vehicles.
The site was entitled for development using Transit Oriented Communities incentives to allow a larger building than otherwise permitted by the property's zoning. In exchange, Geneva Street Partners is required to set aside five of the apartments as deed-restricted affordable housing at the extremely low-income level.
HBA is designing the project, dubbed Geneva at Expo, which is to include amenities such as a fitness center, a community lounge, and an outdoor deck located at its sixth floor.
Geneva Street Partners, which is based in Century City, recently developed a larger mixed-use building with 54 apartments and retail space at 9900 Venice Boulevard.
