The agenda of last week's meeting of the UNNC Planning & Zoning Committee has revealed new details about the Gramercy Place Apartments, a proposed affordable housing complex in Mid City Los Angeles.
The project, which comes from Hollywood Community Housing Corporation, would replace a parking lot at 2375 W. Washington Boulevard. Plans call a 64-unit building, set aside for low income individuals aged 55 and older. Other proposed elements of the project would include 2,700 square feet of ground-floor retail space and basement parking.
Per the agenda, HCHC is planning 31 units for seniors making 50 percent or less than the area median income, and 31 units for formerly homeless seniors. The remaining two units will be reserved for on-site building managers.
HCHC is pursuing the development under the Transit Oriented Communities program, which offers additional development rights and relief from certain zoning restrictions to projects that create affordable housing. As a 100 percent affordable development, the project is eligible for Tier III incentives, despite the subject property being located in a Tier II area.
