Irvine-based real estate firm Suncal's 6AM development continues to move forward in the Arts District, with the release of the project's initial study.

The Orange County announced plans for the $2-billion mixed-use complex in September 2016, which would rise from a nearly 15-acre site at 6th and Alameda Streets.  A full buildout of the project would include 1,305 apartments, 431 condominiums, 412 hotel rooms, 250,000 square feet of offices, 23,000 square feet of gallery space, 128,000 square feet of shops and restaurants, as well as a school.

Suncal has tapped Pritzker Prize-winning architects Herzog & de Meuron to design the development, in collaboration with local firms A.C. Martin and Mia Lehrer + Associates.  Six 110-foot concrete structures would span across the eastern side of the property, arranged in rows to mimic the industrial setting of the Arts District.  Due to the large scale of the project site, a network of pedestrian promenades and green space would be interspersed between and beneath the buildings.

The project would be punctuated by a pair of 58-story towers, soaring high above Alameda Street.  A 732-foot tall building at the northwest corner of the property would offer a mixture of residential units and hotel rooms, while a slightly smaller 710-foot tower to the south would include additional condominiums and ground-floor retail space.

Construction of the 6AM development would first necessitate the demolition of the existing complex of warehouses that occupy the property.  Previous reports have reported to that Suncal will build the project in three phases, with completion expected as late as 2035.

Of the series of large developments that have recently been announced for the Arts District, 6AM may be the most ambitious in scale and scope, rivaled only by a Bjarke Ingels-designed tower complex that would rise along the L.A. River.
