The Los Angeles County Board of Supervisors voted yesterday to enter into an exclusive negotiating agreement with Genton Cockrum Partners for the potential redevelopment of the San Pedro Courthouse.

The West Hollywood-based developer's proposal for the 1.8-acre site at 505. S Centre Street calls for a mix of market-rate and affordable housing, open space, and ground-floor retail uses.  The Daily Breeze reports that the project is also intended to feature a grocery store.

Although specifics of the Genton Cockrum's project have not been unveiled, it has been described as similar in scope and scale to an earlier development planned by Holland Partner Group, which could have featured up to 250 residential units.  A rendering briefly displayed at the courthouse site depicted a modern six-story structure.

Los Angeles County selected Holland Partner Group to develop the courthouse site in 2016, but cut ties with the Vancouver, Washington-based firm earlier this year due to an impasse during negotiations.  The Daily Breeze reported that Holland had requested a free lease through the full 66-year development agreement and a 67 percent reduction in property taxes.

The vote today by the Board of Supervisors initiates a six-month exclusive negotiating period in which the County Department of Public Works and Genton Cockrum will attempt to reach terms to move forward with redeveloping the courthouse property.
