Co-developers Hines, USAA Real Estate, and Philena Properties have announced the start of construction for the West Edge, a mixed-use complex located just north of Metro's Expo/Bundy light rail station.

The project, which will rise at the northwest corner of Olympic Boulevard and Bundy Drive, calls for the construction of office space, rental housing, and a variety of retail and restaurants.  The approximately 4.8-acre property was previously occupied by the landmark Martin Cadillac dealership.

At corner of Olympic and Bundy, plans call for mid-rise office building designed by Gensler.  The glass-clad structure will feature 15-foot floor heights, landscaped terraces on five levels, and a double-height show room at the ground floor.  The building is intended for use by media and technology companies, according to Hines.

The northern and western property lines will be wrapped by a seven-story apartment complex, featuring 600 residential units atop approximately ground-floor commercial uses.  The low-rise structure - designed by Togawa Smith Martin - will include 120 apartments set aside for workforce and very low-income households.

A pedestrian paseo - with designed from RCH Studios - will cut through the center of the property, providing approximately a half-acre of landscaped open space - and an opportunity for cut-through pedestrian traffice between Bundy and Olympic.  The paseo, as well as the building's street frontages, will be lined with approximately 90,000 square feet of retail space, with potential uses including a grocery store, restaurants, bars, and fitness centers.

Construction of the West Edge began late in 2019, and an opening is anticipated in 2022.

The West Edge follows several similar mixed-use developments now rising at Metro's La Cienega/Jefferson, Culver City, and Expo/Sepulveda Stations, and is one of a handful of large office complexes planned in the Sawtelle community.
