Los Angeles-based real estate firm Centinela Development Partners has produced an updated design for its proposed creative office complex in Culver City.
The Entrada, as the project is named, would rise from an approximately 3.7-acre lot at 6163 Centinela Avenue, adjacent for the San Diego Freeway. Plans call for an 11-story, 137-foot tall building, featuring six floors of office space above a five-story parking podium. At completion, the mid-rise structure would offer approximatley 270,000 square feet of leasable floor area, ground-floor restaurant space and 1,044 parking stalls for use by office tenants and an adjacent DoubleTree Hotel.
Plans for the Entrada date back to 2008, when Centinela Development Partners first contemplated the project as a larger 13-story building, featuring 340,000 square feet of office space and over 1,200 parking spaces in an adjoining garage.
However, changing market conditions prompted Centinela to modify its plans for the project. Contemporary office towers have fallen out favor in recent years, as tenants have opted for so-called creative space with high ceilings, quirky amenities and open floor plans. Many buildings of this variety have taken shape in nearby Playa Vista, luring firms such as Yahoo and the Honest Company.
Like its predecessor, the modified Entrada development is being designed by global architecture firm Gensler. Renderings portray a contemporary mid-rise building, replete with amenity decks atop its podium and roof. Office levels are clad with perforated metal panels, while the parking podium is obscured with a green wall.
A revised environmental report submitted to the Culver City Planning Division points to a construction timeline beginning with site excavation in 2017, leading to completion in mid-2018.
