Gemdale Corp. and La Terra Development continue to move forward with plans to construct a mixed-use complex near the intersection of Sunset Boulevard and Western Avenue, with the release of a new environmental report for the project.
The proposed development, slated for the northeast corner of Western and Fernwood Avenue, calls for the construction of a seven-story edifice featuring 203 studio, one-, two- and three-bedroom apartments above approximately 14,000 square feet of ground-floor retail space. The project would retain an existing parking garage and office building on site and create 17 units of affordable housing at the very low-income level.
Urban Architecture Lab is designing the mid-rise structure which will include on-site amenities such as a community room and a pool courtyard.
Similar mixed-use projects incorporating apartments above ground-floor retail are planned at other sites near Sunset and Western.
La Terra and Gemdale are pursuing a number of mixed-use projects in the Los Angeles area, including a new apartment complex in Rampart Village.
