Last year, Hackman Capital Partners purchased a mid-20th century industrial complex near La Cienega/Jefferson Station for $25 million, with the intention of upgrading it into creative office space. As of this summer, construction is now underway for the project.
The nearly four-acre property, located at 5500 W. Jefferson Boulevard, is improved with a two-story warehouse that dates back to the 1940s. Hackman is upgrading the building to lease it as approximately 82,000 square feet of office space, which will become available in January 2018.
An official website notes that the property features 230 parking spaces, priced at $175 per month. Over two acres of outside seatings and amenities are also planned.
Gensler is designing the rehabilitation of the building, which will soon feature large windows, polished concrete floors and large windows.
Additional office space from Samitaur Constructs and Eric Owen Moss Architects is currently taking shape to the west along Jefferson Boulevard.
Hackman recently fenced off a parking lot in Downtown Culver City, which is slated for an office and retail building.
