The new owner of an already-entitled property in Van Nuys will seek approvals for a larger apartment complex.

In June 2018, the City of Los Angeles signed off on plans for a four-story, 27-unit multifamily residential building at 14552-14558 Erwin Street.  The applicant - a Culver City-based entity called Erwin One, LLC - receive approvals despite the objections of an adjacent business owner.

Property records show that the nearly quarter-acre site sold in April 2019 for approximately $2.5 million.

A new entitlement applicantion, submitted yesterday to the Planning Department by an entity called 14558 Erwin, LLC, calls for the construction of a larger six-story edifice containing 45 residential units - including five reserved for extremely low-income households - above ground-level parking.

GA Engineering, a Van Nuys-based design firm, is listed as the developer's representative.

Though the original applicant opted to sell the 14552-14558 Erwin site, a similar apartment complex by the same developer is now under construction on the same block.  That project, which is also designed by GA Engineering, will consist of a five-story structure containing 48 housing units.
