Los Angeles-based development firm Lowe has partnered with Related Fund Management on a new office development in Downtown Los Angeles

The project, located at 2130 Violet Street in the Arts District, is already under construction.  Plans call for a nine-story edifice featuring 113,000 square feet of rentable space on its upper four floors, with 275-parking spaces and 3,400 square feet of ground-floor retail located on a podium below.

As part of the project, Lowe will be required to install sidewalks, crosswalks, lighting, landscaping, and a traffic signal along Violet Street, as well as pervious pavement on an adjacent alley.

Architecture firm Ware Malcomb is designing the Violet Street development, which in inspired by the Arts District's industrial surroundings.  A rendering depicts an exterior of exposed concrete with steel detailing, capped by a large rooftop deck.

“Violet Street will be a contemporary office building that also offers many features that have become even more desirable as companies transition their offices to meet new requirements," said Lowe Executive Vice President Tom Wulf in a news release.  "With large contiguous spaces, floor-to-ceiling windows, outdoor terraces, operable windows and rooftop deck, Violet Street’s combination of location and building features make it a compelling option in today’s office market."

Several large developments featuring office space are planned nearby, including mixed-use campuses from Onni Group, Tishman Speyer, and Jade Enterprises

Existing spaces include the new West Coast headquarters of Warner Music Group, which is located in a restored Ford Factory on Santa Fe Avenue.

The Violet Street project, which is being built by Swinerton and marketed by Cushman & Wakefield, is on pace for completion in early 2022.

Lowe's other Los Angeles-area projects include Ivy Station, a mixed-use complex featuring offices, retail, housing, and a hotel adjacent to Metro's Culver City Station.
