Two single-family homes have made way for a rare multifamily residential development in Norwalk.
The Views - a project from Downey-based real estate development firm Florence Homes - is rising an amorphous site at 14815 Pioneer Boulevard. The new three-story edifice will feature 62 one-, two-, and three-bedroom apartments above street-level parking for 120 vehicles.
Renderings of the project displayed on the Florence Homes website depict The Views as a Spanish Colonial Revival style building which would include multiple courtyards, as well as amenities such as a gym and a community room.
The apartment complex, which was approved last year by the Norwalk City Council, will exceed certain zoning limits on building size to due to an agreement to set aside 16 of its apartments as very low-income affordable housing. Income limits for an individual seeking to rent the apartments are $39,460 per month.
Although the project will provide nearly two spaces per residential unit, the Whittier Daily News reports that members of the City Council worried last year that even that amount may not be sufficient for demand, potentially resulting in future residents parking on nearby streets. The project was nonetheless approved in a unanimous 5-0 vote, with one Councilmember acknowledging that the property's multifamily zoning did not provide grounds for rejection.
