Los Angeles-based Hudson Pacific Properties is quietly beginning work on the conversion of the Arts District's Maxwell Coffee Building into creative offices.
The five-story edifice at 405 S. Mateo Street was built in stages between 1924 and 1968. A project page from the Hudson Pacific Properties website indicates that the project will preserve architectural features such as wood-stamped concrete ceilings, a brick facade and oversized windows.
At completion, 405 Mateo will offer up to 56,635 square feet of leasable space. Permit filings from the Department of Building and Safety also indicate that the building is adding a rooftop deck.
A short distance north, Hudson Pacific Properties is also converting a former Coca-Cola facility on 4th Street into creative offices.
