Lincoln Property Company has big plans for the former home of the Musician's Union in Hollywood.
LPC West, the Southern California subsidiary of the Dallas-based developer, is now rehabilitating the two-story edifice at 817 N. Vine Street as approximately 30,000 square feet of rentable office space. The surface parking lots that surround the former Musician's Union facility have been razed, and a new three-story, 52,000-square-foot office building is now rising at 827 Vine Street. The project also involves the construction of and three-level, 171-car parking structure to serve both buildings.
Renderings show that 817 Vine will be reformatted, with an existing driveway off of Vine Street to be removed create a new lobby and main entrance to the building. The current pedestrian entrance off of Waring Avenue will be enclosed, and an existing courtyard at the center of the 1950s structure will be upgraded with new landscaping.
The new construction to the north, designed by HLW International, will be of a similar style and form to its mid-century neighbor, which was designed by architect Gordon B. Kaufmann. An interior rendering suggests open floor plans and high ceilings.
The reactivation of the Musician's Union building is reminiscent of similar projects at historic properties such as Columbia Square and Sunset Bronson Studios, which have recently lured Netflix and Viacom from other submarkets to new office buildings.
LPC West's project is located three-quarters of a mile south along Vine Street from the Academy, Kilroy Realty's latest project which will create apartments and office space at a site where the Academy of Motion Picture Arts and Sciences once hoped to build its museum. Construction began in late 2017 for the $450-million development.
The 817 Vine project is their second major office development in Hollywood over the past five years, following the transformation of a former Eastman Kodak facility at 6700 Santa Monica Boulevard into over 100,000 square feet of office space.
