Onni Group is changing up its plans for a mixed-use development in the Arts District, according to new information unearthed by ATC.
In 2021, the Los Angeles City Planning Commission approved a proposal from the Vancouver-based real estate firm which would bring 347 live/work apartments, 187,000 square feet of offices, 22,000 square feet of retail space, and parking for 783 vehicles to a site at 2143 E. Violet Street. That project, which would have included a 36-story apartment tower and an eight-story office building, was also slated to provide 57 units of very low- and extremely-low income affordable housing as a condition of approval.
Three years later, with once surging demand for Arts District offices now looking soft, Onni has submitted revised plans to the Planning Department which appear to discard all office space from the project. Instead, the developer would build 30- and 19-story towers containing a combined 474 one-, two-, and three-bedroom homes with approximately 2,000 square feet of ground-floor commercial space and subterranean parking for 798 vehicles.
The amount of affordable housing included in the updated concept is note made clear in plans, although the project is subject to Measure JJJ. As in the earlier project, five existing commercial buildings are also to be retained.
SCB is responsible for the update design for 2143 Violet, which would include glass towers of approximately 344 and 226 feet in height.
Onni Group and SCB are working on numerous projects in the Los Angeles area, including a proposed tower complex at the former site of the Los Angeles Times campus near the Civic Center and a high-rise development planned on Vine Street in Hollywood.
