In Palms, developer California Landmark Group (CLG) has commenced work on yet another multifamily residential development.
The latest project, located on a previously vacant site at 3812 S. Dunn Drive, is an expansion of CLG's 3838 apartments next door. The existing structure, a seven-story building featuring 86 apartments, will add 42 one-bedroom units through the new construction, resulting in a total of 128 dwellings.
Architectural plans approved by the City of Los Angeles in 2019 depict a contemporary podium-type building, similar to the 3838, sitting atop one level of basement parking.
CLG, based in West Los Angeles, acquired the Dunn Drive site in 2018 from Napa Industries, for $7 million. Napa had previously sought entitlements to build a 19-story building on the property that would have featured just 17 apartments.
An expansion of an existing building is a familiar play for CLG, which is also seeking to add 112 apartments and ground-floor retail to a property near Sony Pictures Studios. The company's other Palms developments include a mixed-use project rising a few blocks west on Venice Boulevard.
CLG joins a handful of developers planning new housing in the blocks of Palms which flank Downtown Culver City, including a mixed-use project from Guo Rui Group now rising at Washington Boulevard and Motor Avenue and a 207-unit complex from Mapleton Properties at Washington and Clarington Avenue.
