In the Adams-Normandie neighborhood, construction is all but complete for the latest mixed-use apartment building from Los Angeles-based real estate firm Orion Capital.

The project, named the Phoenix Apartments, is located at 1421-1439 W. Adams Boulevard, just west of Vermont Avenue. The five-story building features 45 apartments atop 3,600 square feet of ground-floor retail and a two-level, 70-car subterranean parking garage.

A project website advertises a range of floor plans - including co-living style units - with prices ranging from as low as $900 per month to more than $6,000 per month.

Project entitlements included Transit Oriented Communities incentives, requiring that a portion of the units be set aside for rent at below market rates.

Next Architecture designed Phoenix, which features an exterior of plaster, cement, and brick veneer. On its upper floors, setbacks are used to create amenity decks for residents.

The project joins numerous projects from Orion Capital in the neighboring West Adams and Exposition Park neighborhoods, including a 54-unit apartment complex planned near the intersection of Jefferson Boulevard and Normandie Avenue.
