In the unincorporated community of Westmont, exterior finishes are starting to take shape at a new multifamily residential development from SoLa Impact

Located at 11001 S. Vermont Avenue, the project consists of a five-story building that will feature 84 one-bedroom apartments. Of that total, plans call for 20 affordable units.

The Architects Collective is designing the project, which is composed of prefabricated modular units arranged in an L-shaped footprint. Planned common features include a community room, a laundry facility, and social services offices on its ground floor. Additionally, a small parking lot is planned at the rear of the property.

"A series of five-foot wide light wells accords a uniform rhythm to the building façade as the light slot created by the living room window is mirrored with the adjacent unit and stacked," reads a design narrative from The Architects Collective's website. "A significant design innovation is the use of light-gauge steel framing for modular construction, which offers greater longevity and ease of installation relative to typical wood-frame modules."

SoLa Impact is developing several similar affordable and mixed-income projects across South Los Angeles. The developer is also working with The Architects Collective on a similar mixed-income development now under construction near the Baldwin Hills/Crenshaw Plaza shopping mall.
