The Pasadena City Council has greenlit a proposal to construct a mixed-use development on a large property just north of the 210 Freeway.
High Street Residential - a subsidiary of Trammell Crow Company - owns the 8.5-acre site at 3200 E. Foothill Boulevard, and intends to replace the existing self-storage facility with a series of mixed-use buildings containing 550 apartments, 9,800 square feet of ground-floor retail space, and parking for 839 vehicles. The proposed development would offer a mix of studio, one-, two-, and three-bedroom units - including 23 priced for moderate- and low-income families.
Steinberg Hart is designing the mix of four- and five-story structures, which would sit atop two levels of basement parking. Much of the site would be devoted to open space, designed by RELM Studio, including a park planned near the center of the property.
Past environmental reports have anticipated a construction timeline beginning in May 2019 and ending in April 2022.
Project approval occurred after a contentious public hearing earlier this week, according to Pasadena Now, with concerns about freeway pollution and soil contamination serving as key sticking points. TCC is required to install air filtration units and groundwater monitoring wells as mitigation measures.
The Pasadena City Council approved the development, which would be located within walking distance of the Gold Line's Sierra Madre Villa Station, on a 5-3 vote.
