A presentation scheduled for next week's meeting of the Los Angeles City Planning Commission offers a first look at a proposed supportive housing development in Historic South-Central.
The project, which would replace a small commercial building and parking lot at 4219-4227 S. Broadway, is to be built with prefabricated modular units. Plans call for a seven-story edifice containing 87 units of low-income supportive housing, in addition to offices for on-site service providers, a community room, a gym, and bicycle storage.
KTGY Architecture + Planning is designing the building, which would have an O-shaped footprint wrapping around a central courtyard. Upper-level setbacks would be used to create a series of terrace decks, providing open space for residents. Architectural plans indicate that the building would have a metal exterior.
Relevant Group, the developer behind the project, filed an entitlement application with the City of Los Angeles in December 2019, and is proceeding as a "Streamlined Infill Project" per the framework established by SB 35.
A staff report recommends that the City Planning Commission should sign off on the project's requested entitlements, including density bonus incentives and a conditional use permit.
This is Relevant Group's third modular supportive housing project, following similar developments in Westlake and Downtown which were recently approved by the City Planning Commission. The developer is best known for its hotels, including the Dream, Thompson, and Tommie hotels in Hollywood, and the upcoming renovations of the Hotel Barclay and Morrison Hotel in Downtown.
