A presentation to the Encino Neighborhood Council's Planning and Land Use Committee offers a first look at an eldercare facility slated for Ventura Boulevard.
The project, which is being developed by Spokane-based SRM Development, would replace a two-story commercial building and adjoining parking lot at 16151-16201 Ventura Boulevard. Plans call for the construction of a six-story edifice containing 107 assisted living units and 16 memory care apartments.
The development site, which is owned by Downtown-based Encino Investors, LLC, was previously entitled for the development of a seven-story, 118-unit apartment complex. The presentation to the Neighborhood Council indicates that though the new project would encompass slightly more floor area compared to the approved development, it would also have a lower height profile and generate approximately 75 percent less automobile trips. Additionally, plans now call for removing an existing billboard at the project site, whereas the approved development had intended to maintain the structure.
A rendering depicts a contemporary low-rise structure with multiple setbacks fronting Ventura Boulevard that are used to create balconies and terrace decks. A large courtyard is also shown above the podium level along the western property line.
While new housing and commercial developments are somewhat infrequent along Ventura Boulevard, Encino has seen a handful of new projects in recent years. A 158-room hotel is planned less than one mile east near the I-405 Freeway.
