In Palms, construction is complete for Lana, a mixed-use apartment building located across street from Sony Pictures Studios.
Developed by Hong Kong-based real estate development firm Guo Rui Group at 10375 Washington Boulevard, the project consists of a seven-story building featuring 139 studio, one-, and two-bedroom apartments above approximately 2,000 square feet of ground-floor retail space and a 140-car garage.
The site was entitled using Transit Oriented Communities incentives, permitting a larger structure than otherwise permitted by local zoning rules. In exchange for the incentives, 14 apartments are to be set aside as deed-restricted affordable housing at the extremely low-income level.
For the market-rate units in the building, advertised rents range from $2,899 to $8,942 per month.
Kevin Tsai Architecture designed the contemporary podium-type building, which includes multiple amenity decks.
The project site sits east across Motor Avenue from a similar mixed-use development developed by California Landmark Group at 10401 Washington Boulevard and a short walk from a larger 184-unit development now under construction at 10505 Washington.
