Los Angeles-based developer California Landmark Group has completed construction of the SW, a mixed-use apartment complex in Sawtelle Japantown.

Located at the northwest corner of Sawtelle Boulevard and La Grange Avenue, the project consists of a four-story edifice containing 88 studio, one-, and two-bedroom apartments - including eight extremely low-income units - above 7,700 square feet of ground-floor retail space and a 120-car parking garage.

The contemporary low-rise structure was designed by Rios Clementi Hale Studios with tiered roof levels that pare down in height toward the residential district to the west.

A leasing website advertises a mix of floor plans between 329 and 1,043 square feet, with rents ranging from $2,250 to $4,299 per month.

California Landmark Group broke ground on the project under 2013 entitlements for a 73-unit apartment complex.  However, following the adoption of the Transit Oriented Communities affordable housing program in 2017, the project was redesigned to accommodate 88 apartments within the same building envelope.

California Landmark Group has multiple developments in the works throughout the City of Los Angeles, including proposed apartment buildings in Palms, Silver Lake, and West Los Angeles, and an under-construction project in Del Rey.
