In San Gabriel, mixed-use housing development at 400 W. Valley Boulevard that began as condos is poised to debut as senior apartments.
Last year, it was reported that developer Chateau Group had parted ways with the under-construction project for the sum of $125 million. The buyer, an entity affiliated with Covina-based Unity Prosper, now markets the property as opening in Fall 2024 as housing for older adults.
The six-story building was approved to feature 127 residential units - ranging from 650 to 1,360 square feet in size - above approximately 75,000 square feet of ground-floor commercial uses and basement parking for 483 vehicles. A leasing website for the building, named Province, now advertises a mix of studio, one-, two-, and three-bedroom floor plans.
KTGY served as the project's architect of record, building off of entitlement design by Kollin Altomare. The finished product closely resembles conceptual renderings, which portrayed a contemporary six-story apartment block and an adjoining low-rise commercial building.
The project site is located a short distance west from the intersection of Valley Boulevard and Del Mar Avenue, where GE Development, Inc. secured a $32.5-million loan earlier this year to complete work on a similar mixed-use housing development.
