In Koreatown, construction is complete for the first new addition in decades to a block of pre-war apartment buildings.
Developed by Jamison Services, Inc., the project at 738 S. Normandie Avenue replaced a surface parking lot with a seven-story building featuring 50 studio and one-bedroom apartments above a 25-car underground parking garage.
Jamison entitled the site for development using Transit Oriented Communities incentives to permit a larger building than would have normally been allowed by zoning. In exchange, five of the apartments are designated as deed-restricted affordable housing at the extremely low-income level.
Advertised rents for the market-rate units range from $1,894 to $2,470 per month.
DFH Architects designed the building, which has an exterior of brick veneer and stone in an attempt to blend in with its older neighbors to the north and south. The stretch of Normandie between 7th and 8th Streets is a component of the Normandie-Mariposa Historic District, which is listed in the California Register of Historic Resources, according to the Planning Department.
One block to the east, Jamison has also received approvals for a similar 44-unit project one block east on Mariposa Avenue, which would replace a surface parking lot with another historic-inspired building. However, that project has yet to move forward since its approval in 2021.
