South Bay Developers has unveiled renderings for a proposed mixed-use project at 444 W. 5th Street to the Northwest San Pedro Neighborhood Council.

The proposed development, slated to replace a surface parking lot stretching between 4th and 5th Streets, was submitted to the City of Los Angeles for consideration in June 2019.  Plans call for the construction of an eight-story edifice containing 99 studio, one-, two-, and three-bedroom apartments - including eight low-income affordable units - atop 1,800 square feet of ground-floor retail and a 129-car garage.

DE Architects is designing the contemporary mid-rise structure, which would mask its above grade parking stalls with habitable space.  Architectural plans and renderings show a variety of on-site amenities, including a fitness room, a recreation room, and an outdoor terrace.

The project is currently in the midst of its permitting and design phase, according to a timeline provided by South Bay Developers.  The company anticipates breaking ground on the apartment complex in the third quarter of 2020 and completion construction by the second quarter of 2022.

The project would rise a block north of the Warner Grand Theatre, where a boutique hotel is slated to rise on an abutting vacant lot.
