Tomorrow, the Downtown Los Angeles Neighborhood Council's Planning and Land Use Committee will review developer Suncoast Hill Street, LLC's proposal to construct a mixed-use complex at the corner of 14th and Hill Streets in South Park.
The L-shaped, 1.25-acre project site is slated for a seven-story building, featuring 233 apartments above approximatley 9,000 square feet of ground-floor commercial space and parking for 259 vehicles. Plans also call for amenities such as a fitness center, a swimming pool, a courtyard and bicycle parking.
Humphreys & Partners Architects is designing the proposed mid-rise structure, which would be clad with materials such as plaster, cementious wall panels, stone veneer and metal panels. Renderings portray a contemporary building colored blue and white.
The project, which requests density bonus incentives in exchange for setting aside 21 units as very low income housing, is similar in scope to other nearby projects from developers such as Forest City and Jade Enterprises.
